
State Street has signed a long‑term lease for a new Irish headquarters at 2 Grand Canal Quay in Dublin, marking one of the largest commercial office lettings in the capital this year.
Details of the Dublin lease
The global financial services and investment management firm will occupy about 80,000 sq ft across seven floors of the 15‑storey building. Occupancy is slated to begin in the third quarter of 2027. It will take floors four through ten, including a terrace on the top level, giving it more than half of the building’s usable space.
State Street first entered the Irish market in 1996 and now employs more than 2,000 people across the country. In 2024 the firm added a global cybersecurity centre in Kilkenny, which supports operations in over 200 markets worldwide. The new headquarters, developed by Island Capital, sits in Dublin’s South Docklands and was designed with high energy‑efficiency standards and easy access to DART, rail and bus services.
Company statements on the move
Terri Dempsey, Ireland country head for the firm, said the lease reflects confidence in Ireland as a strategic location for future growth. “State Street is delighted to commit to a new Ireland HQ and an office environment that we believe will be a standard bearer for sustainability and collaborative working,” she said.

She added, “Ireland and State Street have mutually benefitted from almost 30 years of cooperation, growth and innovation and with this agreement we’re setting our long‑term commitment to the region in stone.” Dempsey also noted that the firm’s continuing investment shows the depth of financial and technology talent available to support ongoing growth and innovation.
Ann Prendergast, head of EMEA for Investment Management, highlighted Ireland’s supportive business environment as a key factor. “We remain grateful to successive Irish governments for policies that have seen Ireland prosper as a leading financial services centre for the multi‑trillion‑dollar global funds’ industry,” she said.
The letting is also a milestone for developer Island Capital. Aidan Killeen, development director at the firm, called the decision “a real vote of confidence in Dublin and the commercial office sector as a whole.” He said the building was designed to meet the changing needs of modern occupiers through its environmental credentials and employee‑wellbeing facilities, positioning it as a next‑generation headquarters in the heart of Grand Canal Dock.
